Residence Hall Renovation Updates

Wagner College continuously works to offer high-quality facilities for our residential students through ongoing renovations, improvements and construction projects in the residence halls, all while being mindful of our financial and environmental resources.  The renovations of Guild Hall and Harborview Hall are among several other construction projects at Wagner College to enhance the student experience. Below is where the Office of Residential Education will provide continuous updates regarding the renovation progress in the residence halls.

Guild Hall began renovations in the summer of 2022 and remained closed for the 2022-2023 academic year. Guild Hall is anticipated to reopen for the 2023-2024 academic year in late August. Renovations include:

  • Fresh coat of paint on the first floor
  • New flooring on the second, third and fourth floors
  • Renovated bathrooms in all student rooms
  • Keyless room doors
  • New residence hall furniture in student rooms
  • New energy efficient windows throughout the building
  • Wifi upgrade

Harborview Hall renovations will occur in multiple phases. Phase 1 includes the renovation of the odd side of the building. This renovation will occur from May 2023 – January 2024. Students will live on the even side of the building for the fall 2023 semester as the renovations are occurring on the odd side of the building. For the spring 2024 semester, students will relocate to the newly renovated odd side of the building. Phase 2 will then include the renovation of the even side of the building. This renovation will occur from January 2024 – August 2024. Renovations will include new semi-private bathrooms, renovated student rooms with new residence hall furniture, renovated floor lounges on each floor with new lounge furniture, new flooring throughout the building, wifi upgrade and more!

Week of February 5-February 11

  • Demo will be occurring on floors 7-14 throughout the week, including debris removal and cleanup.
  • Elevator drywall will be installed on the even side on floors 1-7.
  • Core drilling for new piping and minor electrical work will occur throughout the week.
  • Exterior work will continue throughout the week.
  • On Tuesday, Wednesday and Thursday, the student side elevator will be shut down from 6:00 pm – 6:00am while Richmond Elevator completes necessary repairs and work for the renovation project.

Week of January 29-February 2

  • Demo will be occurring on floors 7-14 throughout the week, including debris removal and cleanup.
  • Partition layout work will continue on floors 1-14 throughout the week.
  • Core drilling for new piping will occur on floors 1-14.
  • Rough electrical work will continue on floors 1-14.
  • Plumbing work will begin in the even side restrooms on floors 1-14.
  • Outside equipment will be delivered this week outside of Harborview Hall.

Week of January 22-January 28

  • Demo will be occurring on floors 7-14 throughout the week, including debris removal and cleanup.
  • Partition layout work will continue on floors 1-14 throughout the week.
  • Elevator ceiling drywall will continue to be installed on floors 1-7 throughout the week.
  • Core drilling for new piping will occur on floors 1-14.
  • Rough electrical work will continue on floors 1-14.
  • Plumbing work will begin in the even side restrooms on floors 1-14.
  • Pipe core drilling and support steel installation are scheduled for this week outside of Harborview Hall.

Weeks of January 15-January 21

  • Demo will be occurring on floors 7-14 throughout the week, including debris removal.
  • Partition layout work will begin on floors 1-14 throughout the week.
  • Elevator ceiling drywall will be installed on floors 1-7 throughout the week.
  • Core drilling for new piping will occur on floors 1-14.
  • Rough electrical work will occur on floors 1-14.

Weeks of December 4-December 14

  • Painting and patching of resident rooms will occur on floors 8-13 throughout the week.
  • Tiling of bathroom walls and floor along with continued fan coil installations in bathrooms will occur on floors 1-13 throughout the week.
  • Flooring installation for hallways and resident rooms will occur on floors 10-13 throughout the week.
  • Work will be medium to loud noise levels after 9am due to work in the bathrooms.
  • Outside work for the chiller pad will continue throughout the week.

Week of November 27-December 3

  • Painting and patching of resident rooms will occur on floors 8-13 throughout the week.
  • Tiling of bathroom walls and floor along with continued fan coil installations in bathrooms will occur on floors 1-13 throughout the week.
  • Flooring installation for hallways and resident rooms will occur on floors 6-9 throughout the week.
  • Work will be medium to loud noise levels after 9am due to work in the bathrooms.
  • Outside work for the chiller pad will continue throughout the week.

Week of November 20-November 26

  • Painting and patching of resident rooms will occur on floors 8-13 throughout the week.
  • Tiling of bathroom walls and floor along with continued fan coil installations in bathrooms will occur on floors 1-7 throughout the week.
  • Electrical work, plumbing work, ongoing bathroom work and light fixture installation will occur on floors 8-13 throughout the week.
  • Work will be medium to loud noise levels after 9am due to work in the bathrooms.
  • Outside work for the chiller pad will continue throughout the week.
  • On Wednesday, November 22nd there will be an electrical outage on floors 12 and 13 that will last approximately 4 hours.

Week of November 13-November 19

  • Painting and patching of resident rooms will occur on floors 1-7 throughout the week.
  • Tiling of bathroom walls and floor along with continued fan coil installations in bathrooms will occur on floors 1-7 throughout the week.
  • Electrical work, plumbing work, ongoing bathroom work and light fixture installation will occur on floors 8-13 throughout the week.
  • Work will be medium to loud noise levels after 9am due to work in the bathrooms.
  • Outside work for the chiller pad will continue throughout the week.
  • On Thursday, 11/16 there will be a power outage on the 10th and 11th floors that is expected to begin at 9am and last approximately 4 hours.
  • Construction hours and days are Monday through Saturday 7:30am – 5:00pm. All loud/disruptive work will not occur until after 9am.

Week of November 6-November 12

  • Construction hours and days have been adjusted to be from 7:30am – 5:00pm Monday through Saturday every week moving forward for the remainder of the fall semester. All loud/disruptive work will not occur until after 9am.
  • Painting and patching of resident rooms will occur on floors 1-7 throughout the week.
  • Sheetrocking walls and ceilings, ductwork and tiling of the bathrooms will occur on floors 1-7 throughout the week.
  • Electrical work, plumbing work, ongoing bathroom work and light fixture installation will occur on floors 8-13 throughout the week.
  • Fan coil units will be installed on the 5th, 6th and 7th floors this week.
    • This work will be medium to loud noise level and will not begin before 9am.
  • Outside work for the chiller pad will continue throughout the week.
  • On Thursday, 11/9 there will be a power outage on the 7th, 8th and 9th floors that is expected to begin at 9am and last approximately 4 hours.

Week of October 30-November 5

  • Construction hours and days have been adjusted to be from 7:30am – 5:00pm Monday through Saturday every week moving forward for the remainder of the fall semester. All loud/disruptive work will not occur until after 9am.
  • Sheetrocking walls and ceilings, ductwork, installation of fan coil units and tiling of the bathrooms will occur on floors 1-7 throughout the week.
  • Electrical work, plumbing work, ongoing bathroom work and light fixture installation will occur on floors 8-13 throughout the week.
  • Continued work for the restrooms in regards to the openings for paper towel and trash areas will occur on floors 1-13 throughout the week.
    • This work will be medium to loud noise level and will not begin before 9am.
  • Outside work to prep for the chiller pad will continue throughout the week.
  • On Thursday, 11/2 there will be a power outage on the 5th and 6th floors that is expected to begin at 9am and last approximately 4 hours.

Week of October 23-October 29

  • Sheetrocking walls and ceilings, ductwork and floor prep will occur on floors 1-7 throughout the week.
  • Electrical work, plumbing work, ongoing bathroom work and light fixture installation will occur on floors 8-13 throughout the week.
  • Continued work for the restrooms in regards to the openings for paper towel and trash areas will occur on floors 1-13 throughout the week.
    • This work will be medium to loud noise level and will not begin before 9am.
  • Outside work to prep for the chiller pad will continue throughout the week.

Week of October 16-October 22

  • Outside excavation work will continue throughout the week.
  • Openings for paper towel and trash areas will occur on floors 1-13.
    • This work will be a medium noise level and will begin after 9am.
  • Electrical work, plumbing work and ongoing work in the bathrooms, including concrete beam work for ductwork, will occur on floors 7-14.
    • Concrete beam work may be noisy at times. This work will begin after 9am.
  • Prepping floors for flooring installation will occur on floors 8-14 throughout the week.
  • Light fixture install will occur on floors 1-4 throughout the week.
  • On Wednesday, 10/11 –  Thursday, 10/12, minor work will occur in the lobby area near vending machines. There will be no access restrictions.
  • On Saturday, 10/21 the construction team will be on site working throughout the building. No noisy work will occur before 9am. There are no scheduled service disruptions.

Week of October 11-October 15

  • Outside excavation work will continue throughout the week.
  • Framing ceilings will begin on floors 9-13 throughout the week.
  • Electrical work, plumbing work and ongoing work in the bathrooms will occur on floors 7-10.
  • Prepping floors for flooring installation will occur on floors 11-13 throughout the week.
  • Sheetrocking walls will occur on floors 1-4 throughout the week.
  • On Wednesday, 10/11 –  Thursday, 10/12, minor work will occur in the lobby area near vending machines. There will be no access restrictions.

Week of October 2-October 10 (Fall Break)

  • Outside excavation work will continue throughout the week.
  • Door frames, ductwork, minor plumbing and minor electrical work will continue on floors 7-10 throughout the week.
  • Light fixture installation, framing corridor ceilings, and sheetrocking walls will occur on floors 1-4 throughout the week.
  • Prepping floors for flooring installation will occur on floors 11-13 throughout the week.
  • On Friday, 10/6 there will be a power shutdown on the 1st and 2nd floor for approximately 2.5 hours. Students will receive an email with additional information.
  • Beginning at 7am on Saturday 10/7 until noon (12pm) on Tuesday, 10/10 significant work will be occurring in the basement and laundry room. Students will not have access to the basement or laundry facilities during this time. Students will receive an email with additional information.

Week of September 25-October 1

  • Outside excavation work will continue throughout the week.
  • Door frames, ductwork, minor plumbing and minor electrical work will continue on floors 7-10 throughout the week.
  • Framing corridor ceilings and sheetrocking walls will occur on floors 1-4 throughout the week.
  • On Tuesday, 9/26 –  Thursday, 9/28, minor work will occur in the lobby area near vending machines. There will be no access restrictions.

Week of September 18-September 24

  • Framing corridor ceilings and sheetrocking walls will occur on floors 1-4 throughout the week.
  • Framing walls, ductwork, minor plumbing and minor electrical work will continue on floors 7-10 throughout the week.
  • Permanent lights in stairwells being installed from the 1st floor up throughout the week.

Week of September 11-September 17

  • Outside excavation work will continue throughout the week.
  • Door frames, ductwork, minor plumbing and minor electrical work will continue on floors 6-10 throughout the week.
  • On Thursday 9/7, construction work will occur in the basement laundry room. There will be no access restrictions to the laundry room.
  • On Friday 9/8, construction work will occur in the basement and basement laundry room area between 3pm-9pm. There will be no access restrictions to the basement or laundry room area.

Week of September 5-September 10

  • Outside excavation work will continue throughout the week.
  • Door frames, ductwork, minor plumbing and minor electrical work will continue on floors 6-10 throughout the week.
  • On Thursday 9/7, construction work will occur in the basement laundry room. There will be no access restrictions to the laundry room.
  • On Friday 9/8, construction work will occur in the basement and basement laundry room area between 3pm-9pm. There will be no access restrictions to the basement or laundry room area.

Week of August 28-September 3

  • Outside excavation work will continue throughout the week.
  • Door frames are continuing to be repaired on the 5th-10th floor.
  • Ductwork is being installed in bathrooms on floors 5-10.
  • Minor plumbing and electrical work is continuing on floors 5-10.
  • Metal frame repairs on the floors 1-3.
  • There are no scheduled service disruptions for this week.

Week of August 21-August 27

  • Outside excavation work will continue throughout the week including concrete pouring.
  • Door frames are continuing to be repaired on every floor on the odd side.
  • Framing of the bathrooms and corridors is continuing on floors 5-9.
  • Ductwork is being installed in bathrooms on floors 6-9.
  • Minor plumbing and electrical work is continuing on floors 6-9.
  • All construction noise should be minimal/limited this week and there are no scheduled service disruptions.
  • NOTE: Construction activity will be suspended on New Student Move-In Day (Thursday, August 24)

Week of August 14-August 20

  • Outside excavation work will continue throughout the week.
  • Door frames are being repaired on the odd side of the building throughout all floors (1-13).
  • Framing of the bathrooms and corridors is occurring on floors 5-9.
  • Ductwork is occurring on floors 10-13.
  • Minor plumbing and electrical work is occurring on floors 5-9.

Week of August 7-August 13

  • Outside excavation work will continue throughout the week.
  • Work is continuing in the laundry room in the basement throughout the week as the contractors continue to work on the piping. The laundry room will be closed Monday-Friday from 7am-3:30pm. After 3:30pm the laundry room will be reopened for student use. The laundry room will be available 24/7 on the weekend (Saturday – Sunday).
  • HVAC ductwork is being installed on floors 8-13 throughout the week.

Week of July 31-August 6

  • On Monday, contractors will be on campus completing valve replacements for the plumbing. There will be a service disruption of water services on Monday, July 31 from 8am-4pm. Students should reference their emails for alternative restroom spaces.
  • On Tuesday through Friday, the construction team will complete last pieces of demo and move to framing out the new bathrooms and corridors on the odd side.
  • Outside excavation work will continue throughout the week.
  • Work is continuing in the laundry room in the basement throughout the week as the contractors continue to work on the piping. The laundry room will be closed Monday-Friday from 7am-3:30pm. After 3:30pm the laundry room will be reopened for student use. The laundry room will be available 24/7 on the weekend (Saturday – Sunday).

Week of July 24-30

  • Elevator work to separate the elevators to work independently will continue and be completed by the end of the week.
  • Temporary walls to separate construction side vs. occupied side will begin.
  • Service disruptions of one elevator at a time may occur. Additional notices will be sent.

Week of July 17-23

  • Demolition is occurring on the 12th and 13th floors.
  • Elevator work is continuing along with the construction of the front of the elevators.

Week of July 10-16

  • Demolition is occurring on the 10th, 11th and 12th floors.
  • Elevator work is continuing along with the construction of the front of the elevators.

Week of July 3-July 9

  • Demolition is occurring on the 6th, 7th, 8th, and 9th floors.
    • Please note this will be loud work during the construction work day.
  • Elevator work is continuing along with the construction of the front of the elevators.

May & June Updates

  • We have successfully prepared the closed side of the building, donated and upcycled furniture, and began meeting with our partners across campus and the construction company.
  • We’ve added new elevator buttons for the even side of the building and dedicated an elevator to student-only use in the Fall.
  • The construction team is actively working on building temporary walls to separate the two areas.
  • The construction work is currently focusing on the removal of bathrooms, built-in closets and doors throughout the construction side. 
  • Our Housekeeping team is making additional runs each day to ensure the areas are clean and secure for our summer residential students and summer conference guests.

How does Wagner communicate with residents about the construction project/process? The Office of Residential Education reaches out to residents in a variety of ways, including weekly email notifications, weekly postings on our website, and posted notices on floors.   What are the construction working hours? During the summer, construction will be from 7:30am-3:30pm. During the academic year, construction will be from 7:30am-3:30pm, but any noisy work will not occur until after 9am.   How is Wagner separating the construction side of the building and the occupied side of the building? Walls were erected in Harborview Hall to separate the occupied and unoccupied sides of the building. These walls are temporary and will be removed when the entire project is complete. This will also help reduce the amount of dust to the occupied side of the building. Our Housekeeping team is making additional runs each day to ensure the areas are clean and secure for our summer residential students and summer conference guests. These additional runs will continue throughout the academic year as well.
